Analyse the brief for the Canary Wharf office fit-out
Scope: 1,850 m² across 3 floors. Open-plan layout, full MEP upgrade, acoustic treatment. Estimated budget: £2.1M – £2.4M. Timeline risk: 24-week programme is tight — recommend a 4-week buffer in the bid.
What margin should we target on this bid?
For fit-out at this scale, 13–16% GM is achievable. Your last 3 comparable wins averaged 14.2%. I'd bid at 15% and hold 1% as negotiation room.
